PROPERTY: Warehouse Sold for R13.9m

A 2900sqm, A-grade industrial property comprising warehousing with an office component situated in Muizenberg's Capricorn Business Park in the Western Cape has been sold by Pam Golding Commercial (PGC) to a private, local investor for R13.9 million. The property is occupied by a single tenant on a 10 year lease.
The transaction was concluded by PGC's leasing, sales and investment consultant Seamus Daly, who secured the purchaser in just four weeks. Being well situated just off the M5, within easy reach of Cape Town and the airport, the successful Capricorn Park continues to experience strong interest in the marketplace.
In addition, PGC - in a joint transaction with Chris Piggott, a principal of Cape Property Alliance – has sold a 2300sqm warehouse, situated in a prime position at the entrance to the business park to an owner-occupier for R12 million. This property is set on an erf of 12 400sqm with offices comprising a further 550sqm, 12 despatch bays and three covered container loading bays - all with dock levellers, 2m high perimeter walls as well as electric fencing, access control with guard house and paved yard and a 9 000sqm parking/staging area.
There are also a number of other vacant sites available ranging in size from 1200-8400sqm and priced from R1 050 per square metre.
