PROPERTY: Baker Street Active In Industrial Projects

IN the last 12 months there has been very little development of new industrial facilities in the greater Cape Town area, due to a constrained market.

However, Baker Street Properties has been fortunate to be involved in several large new tenant driven developments recently, says Andy Beddow, director of the company.

The most recent is a new facility for Dormac on Marine Drive in Paarden Eiland. This 14m high facility measures about 2 800 sq m with a heavy tonnage gantry crane. Dormac will take occupation this month.

Two other tenant driven developments Baker Street Properties have been involved with have now been completed in Bellville South, with two national tenants.

The first is a new 4 500 sq m world-class bakery for a joint venture between Eastbalt (based in Chicago) and Astral Foods, supplying both McDonald’s and KFC outlets in the Western Cape. The adjacent tenant is Digistics, which is a multi-temperature logistics partner to the same restaurant chains.

This facility also measures 4 500 sq m. The combined capitalised lease values exceed R150 million.

The developers of the site are a joint venture between Chiluan Property Developers and Swish Properties, spearheaded by Andrea Taverna-Turisan. Adjacent to these two developments a 5 000 sq m warehousing facility with raised loading and a large yard will now commence construction.
